When searching for sinkhole repair contractors or sinkhole repair companies, it can be a daunting challenge. 

You hear horror stories all the time and when you try to call someone for a repair around your house; they don’t show up, they’re late, or worse, they start the job and never come back. So who do you trust? The key is the more research you do about a particular sinkhole repair company the better off you will be.

Here are some guidelines to help you choose a quality Sinkhole Repair Company

  1. How long has the company been in business?

    Lately it seems everyone is jumping in to the sinkhole business and claiming they are experts. I’m sure you have seen signs on people trucks, “sinkhole and roofing repair”. Beware of this. Someone who does roofing probably can’t also fix your sinking foundation effectively. Think about it. Would you go to your hair dresser to buy shoes? You want a company who specializes in fixing sinkholes and repairing foundations. A good rule of thumb is someone who has been in business for at least 5 years or more. The longer the better. However, just because they have been in business for a long time doesn’t mean that they have been repairing sinkholes that entire time. If they say they have been in business for 30 years, the likelihood that they have been repairing sinkhole for that long is slim. Sinkhole law was written into the state legislature in the early 1990’s… so what were they doing before before this time.

  2. Uninvited Sinkhole and Foundation Repair Companies

    If a contractor just shows up at your door, uninvited, with no appointment BEWARE. This is the worst type of repair company out there and it is what gives the entire industry a bad name. This “sales person” may show up at your door with a bid, or they tell you exactly what you need. When in fact they are a sales person, not a engineer or a sinkhole contractor, they are working on commission, and they are going to tell you whatever they think you want to hear to get you to sign up with them. They use high pressure tactics and really know nothing about your property or your case. Anyone who comes to your house to bid your repair should be someone you called, and made an appointment with. This person who comes should be knowledgeable about your property and should be able to answer any and all questions you have about your engineering report and the different processes used in sinkhole remediation.

  3. Emergency Contact

    What happens if you have an emergency during your repair? Who can you call? Do you have direct contact with the owner of the company or do you have to jump through hoops, with 5 other people at the repair companies’ office until you can get help? If you do not have direct access to the owner and you have problems you may get the runaround when there is a problem, because that employee doesn’t know enough about your property or they don’t have the authority to fix the issue.

  4. Insurance

    How much insurance does the company have?  2-3 million should be sufficient for most properties. Make sure you get a copy of their policy before they start work.

  5. Workers Compensation Insurance

    Do they have workers comp? Beware if they don’t have workers comp. If an employee gets hurts on your property, you could be sued, so make sure you get a copy of their policy, BEFORE they start work. Workers Comp is very expensive, so must smaller companies who have just started will not have it.

  6. Building Materials

    What kind of materials are they using on your job? Beware of companies that make their own products whether it is steel or grout. If they are making their own products who checks them to make sure they are right? What happens if they make a bad batch of materials? Do you think that they will just take the loss or do they put it under your property and charge you for inferior materials?

  7. Check out the Company you are considering:

    This may sound silly, but place the name of the company into a search engine and see what comes up. Many companies are under investigation for a number of violations and they will not openly tell you. In addition, go to the DBPR . Here you can look up license numbers. This will tell you how long the sinkhole repair contractor has been in business, and if there are any complaints against their license. You can also cross check to see what other licenses they hold.  Also, go see a job site for the company you are considering, surprise their workers and see how they keep a job site and go visit their warehouse and check out the operation. 

  8. Read the Contract:

     This sounds simple, but most people do not do this. Don’t just look at the price. Read the Terms & Conditions of the contract. Many people can be dazzled by a low number, but when you read the terms you will see how many things are not included and what the job will really cost you in the end. 

  9. Read the Warranty: 

    This is just as important as the contract. When you get a bid, it should always have a copy of the warranty. If it does not BEWARE, they may be offering you a great price and that “salesman” could tell you all the details of the warranty, but if you cannot read it and understand it, that company is not for you.

    I know all this seems like a lot of work and you have a job and a family, but you need to make the best decision for you and your home. The wrong sinkhole repair company can really make this process harder while the correct repair company can make this the smoothest process you can imagine.
